William McDonough Development Project Lures Dropbox

Kilroy Realty Corporation announced the signing of a 12-year lease with Dropbox, a cloud storage and file-syncing company, for the 333 Brannan Street office property, designed by William McDonough.  Located in San Francisco’s historic South of Market district, the 182,200 square foot property is currently in its second month of construction.  The 333 Brannan Street property is targeted to earn LEED® Platinum certification.  Additionally, the property will also encompass William McDonough’s Cradle to Cradle® principles into the design of the office.

Dropbox has agreed to lease the property to support the recent growth and expansion of their company.  The new property, will add to the 200,000 square foot building currently occupied  by Dropbox in San Francisco.  In the weeks leading up to the lease signing, Dropbox raised up to a quarter-billion dollars in funding.  The funds will help support Dropbox through their on-going expansion, as they aspire to become the leader in data-syncing capabilities.

According to Kilroy Realty chairman, president and chief executive officer, John Kilroy, Jr., the company is very pleased about their partnership with Dropbox,

“We are pleased to add another world class, dynamic technology leader to our portfolio,” said Kilroy.  “The relationship we have built with Dropbox further demonstrates the success we’ve achieved in delivering the types of facilities and work environments that tenants want, which has created a virtuous cycle that continues to create additional opportunities for us.”

The 333 Brannan property will be six-stories high, with several unique design features.  Unique features of the office will include: large, open floor plates; use of natural light; 100% outside air capability; and a rooftop garden.  The work of William McDonough + Partners sustainable design will include onsite power-generation, and a rainwater reclamation system.  Both designs are expected to reduce energy usage by approximately 26% and water usage by 45% compared to a typical building of its size.
